The Purpose
Provide parishes and schools (Entity) with a step-by-step process for responding to opportunities to sell property.
Property Types Included: Land, commercial real estate, residential real estate
Selling Property
STEP 1 - 1st Request for Approval
Written request for approval from the Archbishop to investigate the sale.
Information to include:
- Description, location, and size of the property
- Purchaser’s intended use for the property
- Estimated sales price and timing of the transaction
- The Confirmation of Parish Support document found under FORMS on the CCSI Resources webpage
STEP 2
After the Archbishop’s Approval, contact Catholic Construction Services, Inc. (CCSI) to coordinate the next steps:
- CCSI will perform a cursory inspection of the property
- Entity and CCSI will discuss the terms of the contract to sell the property
- Entity negotiates the terms of the sale with the purchaser
- Entity determines if offer should be accepted
STEP 3 - 2nd Request for Approval
Written request for approval from the Archbishop:
- To accept the offer to sell the property
- To draft required legal documents
Information to include:
- Description, location, and size of the property
- Purchaser’s intended use for the property
- Offer price
- The Confirmation of Parish Support document found under FORMS on the CCSI Resources webpage
STEP 4
After the Archbishop’s Approval, CCSI will arrange for the professional services required to draft a Contract to sell the property.
All costs to investigate the sale of property and any subsequent due diligence and legal fees are the responsibility of the parish or school whether a transaction is completed or not. CCSI will provide an estimate of due diligence work to the parish or school before it is initiated.
STEP 5
CCSI will finalize the transaction details with Entity. The required documents will be executed by the Archbishop and submitted to the purchaser.
